What is a pre-qualification and why do I need one? A pre-qualification is when a purchaser goes to a lending institution (eg:a bank, a mortgage broker) and sits down with a representative from that institution and gives the bank representative personal information that can include: 1.)Personal Income 2.)Savings 3.)Credit Check 4.)Type of Employment and Job Status
From this information, the mortgage represenatative will be able to figure out how much of a loan you will qualify for.
This information is very important because as you go looking for property to buy, you will know how much of a house you can comfortably afford.
In addition, in a competitive market, not having the information could cause you to lose a property to another homebuyer that can prove he can qualify for the necessary loan.

WHAT IS A MARKET ANALYSIS?
A market analysis of a property(also called a CMA or MA) is performed by viewing a property for sale and then comparing it to similar properties that have recently sold in the same area. The agent should take into account, the specific location, condition, zoning, and also try to factor in the current state of the market. After taking all of this information into account, the agent will give a price range (from low to high) of where they feel the property will currently sell for.
